THE 10 ADVANTAGES OF THE 30'S STYLE HIGH CLASS AND NON CONVENTIONAL PROPERTIES, COMBINING ADVANTAGES OF BOTH HAUSSMANNIAN AND MODERN STYLES - Buildings of the 30's are generally well located (essentially in Paris 7th,16th, 17th district, sometimes in the 5th, 6th and also Neuilly, Boulogne Nord, or the surroundings of Parc Montsouris, Montmartre, …). - Front walls are elegant, imposing and often signed by renowned architects (Mallet Stevens, Le Corbusier, Roux-Spitz, Dujarric, Sauvage, Fidler, Patout,…). - Larger windows mean better and longer natural lighting,... - ...and no vis-a-vis. - The frequent presence of a central, single corridor in mid-size flats allows for a good map and efficient use of space. - A limited number of structural walls makes re organisation opportunities wider and easier. - More recent than haussmannian buildings, they are obviously in better shape. - Hence, buildings of the 30's offer the advantages of both Hausmmannian and Modern styles, without the disadvantages (lack of fantasy, dark rooms, bad floor map, for the former, and lack of style, bad finishing and poor quality of building materials for the latter). Moreover : - A wide range is available: Dressed stones (Art Déco), modern and minimalist white houses (Style International) or 'baroque' (Art Nouveau), and all formats were built : flats, workshops, houses. - Quite a rarity (about 3% of parisian properties), parisian buildings of the 30's are different.
